A development team is looking to convert an office building on the edge of Uptown Park Ridge into a 40-room assisted living facility for older adults.

The Park Ridge Planning and Zoning Commission on Jan. 11 heard preliminary concept plans for the possible future renovation of the American Association of Nurse Anesthesiology building at 222 S. Prospect Ave.

“The goal is to create something that feels more residential, more appropriate in the neighborhood while adding what I feel is a modest dimension to the building,” Koglin said. Currently, the property is zoned for business and is located within the Uptown Business District. Assisted living facilities are not permitted uses within this district, according to the zoning ordinance.

“There’s always a huge impact on the fire and police department with assisted living or senior independent living,” he said.Responses to healthcare facilities — including assisted living residences — and medical offices were contributing to overall increases in calls for Park Ridge Fire Department ambulance service, the city’s Fire Chief Jeff Sorensen told the City Council in early 2020.

Several Fairview Avenue residents living behind the 222 S. Prospect property addressed concerns about existing flooding in the area and the impact that additional water usage from a 40-bed assisted living facility might have. The poor condition of a shared, public alley and privacy concerns were also shared.
